Why owners use a manager

A property looked after, not just let

Owning in Malta from abroad, or owning several homes here, means someone has to answer the call when the water heater fails, check the place after a storm and make sure the rent arrives. A property manager is that someone: local, accountable and on the end of a phone.

Management is usually agreed as a package. Some owners want everything handled; others only need a key holder and a trusted pair of eyes. Say which you need when you enquire.

Two ways to let

Long lets and holiday lets

Long lets

A tenant on a lease, usually for a year or more.

  • Finding and vetting tenants
  • Preparing and registering the lease
  • Collecting rent and holding the deposit
  • Handling repairs and maintenance
  • Regular inspections
  • Check-in, check-out and the inventory
  • Utilities with ARMS and the condominium fees
  • Keys held for trades and viewings

Holiday lets

Short stays booked through the platforms.

  • Listing, pricing and the calendar
  • Guest messages, check-ins and keys
  • Cleaning and linen between stays
  • Restocking and small repairs
  • Reviews and the listing's standing
  • The tourism licence and its renewals

The rules a good manager keeps you on the right side of

  1. 01Registering residential leases with the Housing Authority, as the Private Residential Leases Act requires.
  2. 02Licensing short lets with the Malta Tourism Authority before the first guest arrives.
  3. 03Keeping water and electricity accounts on the right tariff for whoever lives there.
  4. 04Keeping the inventory and condition report that let a deposit be settled fairly.

A summary, not legal advice. Your property manager or lawyer will confirm what applies to your property.

Choosing a property manager

Questions worth asking first

  • What exactly does the fee cover, and what is charged separately?
  • Who registers the lease with the Housing Authority?
  • Which repairs can you approve without asking me first?

A few lines about the property and the work is enough to start.

The service provider contacts you to talk through the work, the timing and the price.

or

One point of contact

Rather hand over the whole job?

Some owners would rather have it managed than arrange each part themselves. We coordinate the interior design, keep an eye on a turnkey fit-out, look after the property once it is ready, and bring in the right people for anything else it needs.

One point of contact instead of several.

Questions

Frequently asked questions

What does a property manager do in Malta?

A property manager looks after a home on the owner's behalf: finding and vetting tenants or managing guest stays, collecting rent, arranging repairs, inspecting the property, paying the bills and holding the keys. How much of that they handle is agreed with you.

Do I need to register a residential lease in Malta?

Yes. Under the Private Residential Leases Act, residential leases have to be registered with the Housing Authority. A property manager can prepare the lease and handle the registration for you.

Do I need a licence to rent my property to holiday guests?

Short-term holiday letting needs a licence from the Malta Tourism Authority. A manager who runs holiday lets will usually handle the application and keep the property to the standard the licence expects.

Can my property be managed while I live abroad?

Yes, and most managed homes are owned by people who are not here. You agree what is handled and a spending limit for repairs, and receive reports, statements and photographs remotely.

How are property management fees charged?

Usually as a percentage of the rent collected, a fixed monthly fee, or per task for owners who only need some of the work done. The service providers on this page quote directly.

Is property management available in Gozo?

Yes. Say where the property is when you enquire, and it reaches the managers who cover it.
