The case

Why investors buy in Għaxaq

Għaxaq is a small village in the south with a compact core and fields around it. It is close to the airport and the southern towns without being part of them, which is much of its appeal.

Buyers are almost entirely local families, and the stock is village housing: terraced houses, maisonettes and the occasional house of character. Entry prices are among the lowest on the island.

The letting market is small and domestic. For an investor the case is price and space rather than income, and a purchase here is usually a long hold.

Yes. Non-residents can buy in Malta, usually through an Acquisition of Immovable Property permit, though many apartments in designated areas are exempt and Special Designated Areas carry no restriction at all. We can confirm the position for any specific property in Għaxaq.

As a rule of thumb, budget around 5% stamp duty plus notary fees, searches and any agency or legal fees.
