The case

Why investors buy in Pietà

Pietà runs along the inner harbour between Floriana and Msida, a small town on a slope with the marina below it. Valletta is a walk away, and the university and the medical facilities at Guardamangia sit on its edges.

That position gives it a tenant pool out of proportion to its size: students, medical and academic staff, and people working in Valletta who want to be able to walk to it.

The stock is dense and largely older, with some fine period townhouses on the higher streets. It is a small market, so little comes up, and buyers tend to be waiting for a specific kind of property.

Yes. Non-residents can buy in Malta, usually through an Acquisition of Immovable Property permit, though many apartments in designated areas are exempt and Special Designated Areas carry no restriction at all. We can confirm the position for any specific property in Pietà.

As a rule of thumb, budget around 5% stamp duty plus notary fees, searches and any agency or legal fees.
