Final deeds of sale: the point at which a property legally changes hands. This is the truest measure of where the market is actually completing, rather than where it is being marketed.

What these figures cannot tell you
- There is no locality-level price in any of these datasets, so no average or median price per town can be shown, and none should be inferred from transaction counts.
- There is no locality-level rent either. The rental share shows where contracts are concentrated, not what they cost, so a rental yield cannot be calculated from it.
- A month a publisher did not report stays blank rather than being counted as zero. Where that affects a locality's total, its row says so.
- Approved dwellings are planning permits. They are not construction starts, completions, or homes on the market.
- These are market-wide figures. They describe the market as a whole and are not a valuation of any individual property - for that, speak to an agency.
