Ħamrun vs Pietà
A dense central town against a small harbour-side neighbour close to Valletta and the medical campus.
The short answer
Ħamrun or Pietà?
Ħamrun is the busier market, with more completed sales, more agreements in progress and far more new homes approved. Its share of Malta’s rent contracts is also larger, though not by much. Pietà is small and trades rarely, but its tenant pool is substantial for its size, drawn by Valletta on foot and the university and medical facilities on its edges.
The choice is between volume and position. Ħamrun offers more stock and more of the older terraced houses that suit conversion. Pietà offers a harbour-side address within walking distance of the capital, and the price of that is patience: little comes up, and buyers are usually waiting for a specific kind of property rather than choosing between several.

Who each suits
Choosing between Ħamrun and Pietà
Ħamrun
A buyer who wants choice and a project. Ħamrun’s older terraced housing, broad local rental market and central position make it a practical place to buy, convert and let, provided the condition of the building is read carefully.

A buyer with a clear brief and time to wait. Pietà’s tenants are students, medical and academic staff and people working in Valletta, and its period townhouses on the higher streets are rare. It suits a buyer who values the walk to the capital over the size of the market.
