Ħamrun vs Qormi
Two working central towns priced below the coast: one dense and old, the other larger and still growing.
The short answer
Ħamrun or Qormi?
Qormi is the bigger market of the two. It completes more sales, has more agreements in the pipeline and approves far more new homes, one of the larger pipelines in Malta. On rental demand, though, they are almost level, with Ħamrun’s share of Malta’s rent contracts just ahead. Both are domestic, practical markets where buyers and tenants are mainly local.
The difference is in the stock. Ħamrun’s pipeline is more modest, and much of its opportunity lies in older terraced houses to convert or restore. Qormi has both an old core that converts well and a steady flow of new building, which gives a buyer more modern options and a resale seller more competition. Parts of Qormi’s low-lying valley are prone to flooding, which is worth checking street by street.
