Msida vs Pietà

Two harbour neighbours close to the university and the hospitals, one large and busy, the other small and tightly held.

The short answer

Msida or Pietà?

Msida is the much larger market on every published measure: far more completed sales and promise of sale agreements than Pietà, far more new homes approved, and a much larger share of the rental register. For a buyer who wants a deep tenant pool around the university and Mater Dei, Msida; for a buyer after a scarce period townhouse near Valletta, Pietà.

Pietà is a small town. It sits between Floriana and Msida, with Valletta a walk away, and draws tenants from the university, the hospitals and the capital. Very little new housing is approved there, so its older stock, including some fine townhouses on the higher streets, rarely comes up. Msida has far more supply and far more choice.
