Victoria vs Xagħra
Gozo’s working capital against one of its largest villages: the practical address or the scenic one, with sales close between them.
The short answer
Victoria or Xagħra?
Victoria and Xagħra complete a similar number of sales, with Victoria slightly ahead, but Victoria has clearly more promise of sale agreements in the pipeline and a larger share of Malta’s rent contracts. For letting, especially outside the summer, Victoria is the safer choice, because it is where Gozo’s working, year-round population lives.
Xagħra is the stronger pull for a second home. It sits on a plateau above Ramla Bay with the Ġgantija temples at its edge, and its stock runs to farmhouses and houses of character, a good deal of it bought as second homes. It is also approving more new homes than Victoria.

Who each suits
Choosing between Victoria and Xagħra
Victoria
Victoria suits a buyer who wants a Gozo property that works in winter as well as summer: close to the government offices, the hospital, schools and the main shopping streets. Its tenants are largely residents rather than visitors, which makes letting less seasonal than in the coastal villages.

Xagħra suits a buyer looking for a Gozitan home to enjoy as well as own: a farmhouse or house of character near Ramla Bay, held for the long term. Letting is largely seasonal, so the case rests on the property and the setting more than on monthly income.
