Munxar vs Sannat
Two small villages on Gozo’s southern coast: Munxar above the summer bay at Xlendi, Sannat above the protected cliffs at Ta’ Ċenċ.
The short answer
Munxar or Sannat?
Sannat is the busier resale market, completing far more sales than Munxar and with far more deals in the pipeline. Munxar leads on the other two measures: it is approving far more new homes, and it holds a clearly larger share of Malta’s rent contracts.
They are different propositions. Munxar’s market splits between the seasonal bay at Xlendi and the quiet village above it, and anyone letting there should plan for a season rather than a year. Sannat is quieter still, with protected land around it, and its case rests on the setting and on how little can change.

Who each suits
Choosing between Munxar and Sannat
Munxar
Munxar suits a buyer who wants to be near Xlendi bay, whether for summer lets or their own use, while living in a quieter village above it. New building is more active here, so there is more modern stock to choose from than in its neighbour.

Sannat suits a buyer after a quiet village house or converted farmhouse beside the Ta’ Ċenċ cliffs, a few minutes from Victoria. Its tenant pool is thin, so it is bought for the setting and held, and its protected surroundings are a large part of the appeal.
