Fgura vs Tarxien
Two southern neighbours with little in common beyond a border: a modern apartment town and an older one around ancient temples.
The short answer
Fgura or Tarxien?
Fgura leads on every measure. It completes clearly more sales than Tarxien, has more promise of sale agreements, approved far more new homes in the latest quarter and holds a larger share of Malta’s rent contracts. Tarxien is smaller and quieter, with older terraced stock. For a modern apartment and a liquid market, Fgura; for a low entry price and conversion potential, Tarxien.
The stock is the real difference. Fgura is almost wholly modern, so a buyer knows what to expect. Tarxien’s terraced houses often need work, which is where its investment case lies. Fgura’s heavy new-build pipeline also means more competing supply, something Tarxien’s buyers see much less of.
