Marsaskala vs Marsaxlokk
Two southern bays a short drive apart: a fast-grown seaside town and Malta’s best-known fishing village.
The short answer
Marsaskala or Marsaxlokk?
Marsaskala is much the larger market. It completes far more sales than Marsaxlokk, approves far more new homes and holds one of the biggest shares of Malta’s rent contracts, far above Marsaxlokk’s. It is the choice for a buy-to-let with year-round tenants. Marsaxlokk is small, and its value is concentrated on the harbour front, where property is genuinely scarce.
The two towns offer opposite kinds of scarcity. Marsaskala has abundance, with plenty of stock, plenty of tenants and plenty of new building. Marsaxlokk has very little, and a waterfront address there is hard to replace. A buyer should decide whether the plan needs depth of market or a rare position.
